The diagram on the left shows a cross-section of a house with the names of the areas and components labeled, which are subject to inspection as described in the scope below.
The detailed inspection scope for Plan B is as follows.

Exterior
- The inspection covers the foundation, exterior walls, soffits, gutters, and balcony.
- We do not climb onto the roof. Therefore, the roof will be inspected only to the extent that it can be visually observed from the ground or from the balcony.
- The exterior inspection is limited to areas that can be visually observed from the ground or from the balcony. Scaffolding and ladders are not used.

Interior
- The inspection covers the floors, walls, ceilings, doors and other interior fittings, crawl space, and roof space in all areas of the house, including bedrooms, living rooms, washrooms, and other spaces.
- Under the basic service, the crawl space and roof space are inspected only to the extent that they can be visually observed through an access hatch. If there is no access hatch, these areas are not included. If you would like an inspection that involves entering the crawl space or roof space, please select the relevant optional service.
- If furniture, appliances, personal belongings, or other items are present, we will not move them. The inspection is therefore limited to areas that can be examined without moving these items.

Utilities and Equipment
- If water and electricity are available at the time of the inspection, relevant equipment and systems will be inspected to the extent that they can be checked. If water or electricity is not available, the related items cannot be inspected and will be excluded from the inspection.
- Gas equipment and systems are not included in the inspection.
- Even if an area falls within the scope described above, any part that cannot be visually inspected or otherwise checked at the time of the inspection will be excluded.
- Areas that have already been removed, demolished, or are still under construction at the time of the inspection will be excluded.
- Minor cosmetic issues, such as small scratches, stains, and other appearance-related defects, are not included in the inspection.
- If the seller, occupant, or other relevant person refuses access to or inspection of any area, that area will be excluded from the inspection.
Over 270 Inspection Items
This service covers over 270 inspection points. For details, please see Detailed Home Inspection Checklist.
This list can also be useful as a reference if you would like to check the condition of a house yourself.

Although we inspect a wide range of items in detail, the actual number of items checked may vary depending on the property, as some items may not be applicable to every house.
Frequency and Severity of Findings
Based on home inspections we have conducted on existing homes, the frequency of findings can be roughly categorized by their severity as follows:
| Minor findings (Issues that can be easily repaired or corrected) | Found at almost every property |
|---|---|
| Moderate findings (Issues that may cause problems if left unaddressed but can be readily repaired) | Found at approximately one in every three properties |
| Major defects (Significant defects directly affecting structural integrity, waterproofing performance, or other critical aspects of the house) | Found at approximately one in every five to ten properties |

The inspection is conducted based on a checklist, ensuring that all applicable items are systematically checked and examined.
