Here are some things you should check before requesting a home inspection.

The information on this page applies to both newly built detached homes (completed properties) and used homes.

  • Even if an item is listed above, areas that cannot be accessed or visually confirmed at the time of inspection will be excluded from the inspection scope.
  • Depending on the property, some listed inspection items may not exist and will therefore be excluded.
  • If furniture, appliances, or other belongings are present, our company will not move them. The inspection will be limited to areas that can be checked in their existing condition.
  • Minor scratches, stains, slight gaps, or other cosmetic issues, as well as conditions that do not affect the building’s structural strength, performance, or functionality, are not included in the inspection.
  • Design-related issues, specification levels, or comparisons between on-site conditions and documents such as specifications or design drawings are excluded.
  • Compliance checks with laws, regulations, or codes are not included.
  • If the seller, occupant, or other related party refuses access to certain areas, those areas will be excluded.
  • If any areas cannot be inspected at the time due to unavoidable circumstances and a reinspection is requested, additional fees will apply.
  • If electricity or water services are not available, related inspection items will be excluded. Even when water is available, washing machine water supply connections are excluded.
  • Gas systems and electrical wiring are not included. This includes checks for electrical continuity at outlets.
  • Concealed piping and equipment (such as water supply pipes, drainage pipes, and ventilation ducts) within walls or underground are excluded. Even for exposed piping, the interior of pipes is not inspected.
  • Home appliances and equipment, including air conditioners, furniture, water heaters (e.g., EcoCute systems), floor heating systems, dishwashers, and antennas, are excluded.
  • Equipment not commonly found in standard residential homes—such as elevators, solar power–related systems, water tanks, and septic tanks—is excluded.
  • Exterior inspections are limited to areas that can be visually observed from ground level or balconies. Scaffolding or ladders will not be used.
  • Flat rooftops may be inspected only if the inspector determines that they can be accessed safely via stairs or fixed ladders. This inspection is not included in the basic service fee and requires an additional charge.
  • Inspectors will not climb onto sloped roofs.
  • Under the basic service, crawl spaces and attics are inspected only to the extent visible through inspection hatches. If no hatch is available, these areas are excluded. Entry inspections of crawl spaces or attics are available as optional services.
  • This inspection is intended to identify construction defects or deterioration, not to investigate the causes of any issues found.
  • Inspection results will be compiled into a written report. The format and content of the report are determined according to our company standards and cannot be customized based on individual requests. The report does not include instructions or recommendations for repair methods.
